Why Some Homes Sell Quickly

Have you ever wondered why some homes sell more quickly than others? There are many reasons, including location and what the house has to offer when compared to other homes in the area. 
While there’s not much you can do to change those factors, there are steps that you can take to ensure that your home sells quickly. Here are three top tips:
  1. Make sure you price your home to sell.
  2. Ensure that your home has curb appeal.
  3. Spend some time staging your home to sell.
Price Your Home to Sell
While you obviously want to get the best possible price for your home, the need to price your home to sell cannot be underestimated. If you price it too high, you’ll be sure to hit market resistance. So get good advice from a proven, reputable estate agent, and you’ll be much more likely to sell you home quickly. 
Give Your Home Curb Appeal
If your house doesn’t have curb appeal, buyers may refuse to even go inside. After all, if they don’t like the exterior, what would make them think they might like the interior? 
But then, what exactly is curb appeal?
Curb appeal is essentially how appealing your property is from the road: the first impression potential buyers will get when they see it. It relates to everything from the sidewalk to the front door (if this is visible from the curb). So apart from a general tidy up, you need to neaten up on both sides of your garden fence or wall (if there is one). Trim bushes; mow or cut grass; add a bit of color with pot plants; and make sure that visitors can see the name and/or number of your house. Make sure gutters and windows are clean and scrub dirt off the paintwork. Repaint if necessary. 
Do Some Clever Home Staging
Home staging is a bit like decorating – because you make your interiors look attractive – but it’s more about preparing your home to sell. 
Once you’ve completed any minor repairs; cleaned up; de-cluttered by removing personal objects and possibly some furniture, what you do is “dress” your home up for potential buyers.

The Art Of The Negotiation can Make or Break a Real Estate Deal

Negotiating and Offer

Once the Buyer and the Seller have started the offer and/or counter offer process, the Agent is the one responsible for negotiating on their clients' behalf to get the best deal for them. The Agent, whether she is your Listing Agent or your Buyer's agent, will often have to advise you, the client on the decisions that may affect the deal.

Each negotiation process involves financial and emotional risks, which are often very tricky. Not every agent would have developed all the skills to assist you to get the best offer or deal for you and your circumstances. An experienced Agent is a plus. But a savvy Agent with your best interest at heart is key.

The negotiation process involves many different negotiations
  • It starts with the listing presentation
  • Terms and conditions need to be negotiated and dealt with up front, so the way forward is smooth
  • The Buyer agreement and the representation by the buyer agent.
  • The “other” agent, whether its the buyers agent/sellers agent are a huge step in this process to find the win win deal
  • The Home Inspection and the issues that may arise
  • Property Disclosure and the ‘faults’ surrounding your home
  • Contingencies and the negotiation around that.
Sales can easily be lost as agents do not always know how to cross the final gap in the negotiating process. Sometimes a solid deal needs to be renegotiated at the last minute to include information the Home Inspection comes up with and if your agent has not prepped you at the beginning of the negotiation and you have not discussed this possibility, she may not be able to deal with this, ill advise you and you could loose your sale. Emotions run high at this time!
