10 Tips to Employing a Contractor to Work on Your Home

Doing a Remodel? Contractor Tips!

It's the time of year when when our creative juices start churning and we feel the need to cheer up our homes to match the season and our mood. Before you get started I wanted to share some contractor remodelling do's and don'ts with you:


Tip #1
Never contract a family member or friend to do the job. They may be your cheapest and most trusted, but if there is a problem, you lose your valued friendship or kinship and thats just not worth the risk. 

Tip #2
Your contractor is probably going to farm out the work. If you are working with the contractor and you have explained exactly what you want, he may farm out the work to another contractor or to a subordinate staff member who will not be party to the "I would like" conversation. Ask if the contractor is the person who is doing the work else get the working party to be present at your meeting, so that the work is carried out exactly how you would expect it to be.

Tip #3
The contractor will ask for a deposit. Try and negotiate that to the absolute bare minimum - maybe 10%. Most contractors have a running account with their suppliers, so they pay for the materials after the fact, not before. Rather ask if you could purchase the materials. Sometimes a contractor will disappear with your deposit and a promise to be back soon - and then the excuses begin. 

Tip #4
Please check the contractors last 5 references. Questions to ask should include finding out if the work was done timeously, period of time he took and what the one thing they would have liked the contractor to do. Of course he will probably only give you the good references, so check with them when he completed the job and match his conversation with you, for slip ups and untruths.

Tip #5
Ask how many projects the contractor is working on at the same time. This could be crucial as you may end up being your own project manager while paying him for his services.

Tip #6
It would be a wonderful idea to pop in on his current job to see his work ethic and talk to his subcontractors to see that they are functioning in a happy environment. You can also check how neat his work is and how he commands his business site.

Tip #7
Work out the schedule of work to be done and how the payments are to be made and put them into a contract and do not change them after the beginning of the contract. Never pay in cash, always have a receipt. Once you set the payment plan, stick to it. The first time you give in, will be the downfall to the rest of the payments. Hold the last payment for the final inspection and handover, when contractor and you the client are happy that the job has been completed correctly. 

Tip #8
Have a weekly/daily meeting, depending on the size of the project and have a schedule of work to be completed that week/day. Minute your meetings and send a copy to the contractor confirming the conversation.

Tip #9
Do not use a contractor who does not show you his insurance and license. Those who do not have the required documents will often come in with the low ball quote which will be tempting for you to accept. If his offer is too good to be true, it probably is

Tip #10
Research your choice of contractor before appointing hime and find reviews on the net. Interview a few and seek recommendations. Use your intuition and look for character flaws. 

My intention is not to scare you about working with contractors. Most are great people and their work is fantastic for the most part, but don't be charmed into accepting them because they are nice people. Research, check references and visit their site they are busy at, it will be worth the effort.

Here are 6 secrets to getting your home sold quickly and easily and for the most money.

1. Attractive entrance and kerb appeal will do the trick to get people through the door of your home. If your house looks inviting, people will be charmed and want to see more. Make sure the front door area is freshly painted, the lamp and bulbs are working and look presentable. Put out a welcome mat and in the general entrance hall area, add flower baskets or pots to dress the front door.

2. Homes that are in need of repair will get less money and be subject to low ball offers - if your home looks chic and in good repair, you will get a bigger price for your home and your home will sell quickly. Take a walk around and make sure curtains are hooked properly, door handles are new and shiny, light fittings secured and any broken or damaged items repaired and looking good.

3. Terrible odors are a good reason for a buyer to offer you less money for your home. If a buyer loves the look of a home and walks in to pungent smells of cigarette smoke or pet odors, that is very off putting and he walks away remembering the smell of the home before he remembers the accommodation

4. Light and bright homes sell more easily and for more money. People are less attracted to dark homes. Do your best to present the house with as much light as you possibly can. Sometimes it means  that you may need to give your home a coat of paint, change the bedding to light colors and put throws over dark furniture. Those are quick fixes that will get you more money.


5. An uncluttered and clean home will sell more quickly and for more money than one that is untidy, dirty and poorly presented. Always present your home perfectly. Make sure that the kitchen counters are clear and that the dishes are packed away. Bathrooms need to smell fresh, 'show' towels and bath mats to present perfectly. Clothing behind closed doors and toys packed away and uncluttered.

6. Price your home correctly. If its priced correctly more people will look at your home and in todays market, more often than not you can get more for your home than the asking price.

How do You Find a Great Buyers Agent

  • Ask your friends and family for their personal recommendations. If the buyers agent has looked after your family member and is still in touch with them long after the sale, then call their agent.
  • Interview the agent. Don't choose the first agent, choose the one you relate to the most.

How Important Is Curb Appeal to The First Impression of Your Home

Curb Appeal and The First Impression of Your Home?


Curb appeal is often the deciding factor whether a buyer will come and take a look at your house or pass it up. In fact, its often the split second decision the potential buyer will make on whether to look at the other pictures of your home on the internet if the front of the house is not inviting. Is that fair? No! But its often the case. So lets take a look at how you can make the most of your homes first impression and giving you a greater chance of attracting that one buyer for your home.




Landscaping

Keep your garden tidy and lawn mowed. Make sure the beds around the front door are neat and colorful. Add mulch to the beds and keep the trees and bushes trimmed and neat. Remove any items laying around in the garden and any broken cars, tools and implements, remove from the property to give it a good, neat and clear appearance.

Sidewalks

Power wash the sidewalks and add stones or mulch to freshen the area. Add edging to the pathways so that they are well defined and direct a clear path to the front door. If the sidewalks are cracked or damaged, its best to repair or replace them.

Front Door

Your front entry point to the home is also the focal point of your home. Paint the front door and add a new door knob and knocker. Add a new welcome mat to the area. Hang up some color filled flower baskets and if you have chairs on the porch, add some new color matching cushions to enhance the area. Often adding some flower pots onto the porch in a symmettrical pattern will give the area a good balance and pleasing comfortable feeling.

Windows 

Clean the windows and paint the reveals for a fresh new look. Be sure that the blinds and curtains one can see from the street are in good repair and that all the curtains are on hooks and look even.

Lighting

Check that the light fittings are in good shape and that the bulbs are all working and clean. Be sure that the house numbers are secured tightly and painted and that the letter box is in good order and in good repair.

The Driveway

Be sure that the driveway is clean and free from vegetation and pesky weeds. If you have oil stains or ugly marks power wash them to clean them up. If your driveway is cracked it may be a good idea to repair it. Check your garage doors and restain them if necessary, check the light fitting. gutters and fascias so that they look neat and clean.

The General Appearance

The general appearance of the house view from the street needs to be perfect. Be sure the paintwork on the front of the house is neutral and appealing and check the gutters and soffits and be sure that they are in a good condition. If you have yard fencing and gates, they need to be neat and in good repair and well oiled so that they do not creek when opening and closing the gate.

What To Do When A Sale Falls Through

Don't Panic - I know that sinking feeling and total panic you feel, but lets take a look at what things we can do to get back on track and get the house sold again or the sale revitalised.

The first thing you need to do is look at the reason for the sale falling through. Here are a few of the top reasons and how best they can be handled.

  • Title Insurance Blemishes - If the title is clouded, this can sometimes be a simple solution to remedy. Your Real Estate Agent will likely get the details from the closing attorney and see what he or she can do to remedy that situation and get the sale back on track. At the time of purchasing the home its a good idea to find out if there are any issues with the Title. At the end of the day, provided there is not a large some of money or a bigger issue surrounding the Title, this normally can be remedied fairly quickly and easily and the sale can continue
  • Home Inspection - Many times the home inspection report looks daunting. Don't despair. This is sometimes more easily sorted out than seems possible at first. The Home Inspectors job is to find anything and everything wrong with your property and in order to avoid possible litigation they need to add any issues to the report. Once you have looked over the report, repair the problem areas correctly and get the house back onto the market as soon as possible. Be guided by your real estate agent - she has had much experience with this type of issue. Often the buyer will request a repair list or price reduction and go ahead with the sale anyway.
  • Lower Appraisals - To avoid this happening, your real estate agent should be at the appraisal appointment if he/she can and point out homes that have recently sold in the area in similar price ranges. If she/he can give them a copy of the recent sales it may just help you get the right appraisal for your home. If the appraisal is still not what you are hoping for, then maybe you could consider lowering your price or getting your buyer to meet you within a reasonable price match.
  • Buyer Finance Issues - Sometimes the buyer has finance issues despite being pre-approved for finance prior to purchasing a home. If its something that can be repaired - great - but often the buyer will go out and run up debt before the closing which can cause issues along the line. A good mortgage representative will tell the Buyer not to buy a car, miss a payment or anything else while his house sale is still in the closing stages. If it cannot be sorted out, get your home back on the market as quickly as possible
  • Buyers Remorse - A good buyers agent will tell their buyer to expect that this may happen. If they are aware they could begin to panic about their purchase, the buyers agent would be a great go to person to help allay their fears. A home is a huge investment not to be taken lightly, but sometimes the thought becomes overwhelming. Get the home back on the market and get it sold soonest.
Whatever the reason, the agent can often get involved and sort the issue out, but if there is no responsible and ethical way to deal with the situation, cut your losses and move forward with marketing.

Price your home correctly, get some new photos added and stage the home to perfection. Before you know it, you will be sold and moving again. Please talk with your realtor, the chances are she will be your stability throughout.
