What to Consider When Buying Lakefront Property in NC

Buying lakefront property in NC is a dream come true for many people.  Who wouldn't want t feel like they are on vacation 365 days a year?  However, buying lakefront property can come with a few more obstacles that buying a non-waterfront property.

Here are some things to consider when buying lakefront property in NC:

1. Hire an Agent with Knowledge of the Area.  An Agent familiar with lakefront property in NC will be able to guide you through the process and help you understand details in various reports that may affect the value of the property.  An experienced Agent can help you determine which home is the best investment for you.

2. Get all appropriate testing done on the land if you are buying a vacant lot.  Don't just look at the view and buy.  There are tests such as "Perk Tests" (percolation) that will determine what size home you can build on the property, if any!

3. Understand your true property line.  Make sure you get a survey and walk the property to understand where your property lines sit, both on land and in the water.

4. Get involved in the loan process early.  Getting a loan for a waterfront lot or home may involve more complications.  Insurance restrictions may be a barrier to overcome in some areas.

5. Get insurance quotes before you make an offer.  You may have to deal with two different insurers to inure the property.  Also, understand what the quoted policy actually covers.

6. Determine approved uses for the property.  Can you add a boat dock.  Are you allowed to add on to an existing home?  What restrictions are imposed by the HOA?  A good Agent can help you find out all of this information
