Buying a Home? Why Do You Need A Home Inspection?


When you have found that perfect home, your agent may well advise you to get a home inspection done on the property you are offering to purchase.

The house looks nice, you cannot see anything wrong and the Sellers disclosure form doesn't have too much on it that looks like a problem, so you wonder why you should get a home inspection done. After all, it is going to cost you money! - Yes, that home inspection will cost you money, but it may be the best money you will ever spend in your home purchase.

The Home Inspection


The home inspectors work for you the buyer - you are paying them. Their job is to find anything and everything that could potentially put your investment at risk when buying this home. They will inspect the roof, the foundation, crawl space, the electrical, plumbing, pest infestations, dry rot and more. 

Inevitably the Home Inspector will find items in need of repair or replacement or maintenance.  The report may be short, but can be many many pages.  No matter what the issues are, at least you are aware of the risks before you buy that home. Even brand new construction should have a home inspection report done on it. Because its new, doesn't mean that the house is without risk.

Should You Still Purchase That Home If It Has Defects?


The choice is ultimately yours. You can discuss the issues with the Home Inspectors about the repair list or you could consult to an independent party and make your decision based on facts. The Home Inspectors do not do repairs, but they are knowledgeable about the construction and may give you a greater insight into the problem areas. 

The Seller will very often do the repairs to the property, or may offer you a discounted purchase price in lieu of the list of repairs. Most times you can reach a win win solution and move forward with the purchase. You may not want to continue with the purchase at this time, but that is your choice. Be sure that the home inspection report is a condition in your sales agreement.

Always have a home inspection done - it gives you peace of mind in your investment.

The TILA RESPA Integrated Disclosure (TRID) Rules Defined

Lets Talk About TRID

On October 3rd this year the much awaited TRID comes into effect. What is TRID you ask? I'm going to simplify this into everyday terms. TILA is the Truth in Lending Act and RESPA is the Real Estate Settlement Procedures Act and TRID is the TILA RESPA Integrated Disclosure. 

In a simplified way this rule with affect anyone and everyone involved in a home loan and in purchasing or selling of a home. 

The Rule makes sure that certain deadlines are met.  For example -

  • once you have found a property that you like and have given all the required documentation to a lender, they will have only 3 business days to come back to you with a quote. 
  • The loan document has also revised and simplified so that it is more understandable and contains all the relevant details you need to know about the loan, the fees and the loan process.
  • The quote is not an approval, it is a fixed offer from the lender. The great thing about this is you can apply through various lenders and find the best deal. 
  • Once you have made your decision on which lender you will be working with, you need to let them know that you wish to proceed. 
  • Clearly if you change to a different property or require a different amount, it would be treated as new details and the 3 business day rule will apply.

The Closing Statement 

  • Has to be received by the parties 3 days prior to closing on a property.
  • There should no longer be huge disparities between the lender quote and the final documents and statement that you receive. 
  • There may be a few small added costs, but no longer will you see a big change in the amount quoted and the amount to be paid and you would not be under pressure to sign the acceptance and loan documents at the last minute of closing. This is a positive move. 
  • What it does mean, is that the Real Estate Brokers, the lenders, creditors and the closing company/attorneys need make sure that their documentation is in order and handed in on time to ensure a prompt closing.

The TRID process should ensure smooth and timely closings which will take a lot of stress out of the final day of closing on your home.
