Are You Buying in a New Home Subdivision?
If you are considering buying in a new home subdivision you should definitely be sure to have a buyers agent represent you. Very often when you visit the model homes you are not immediately aware that you should be represented. The agent that you chat to in the model works for the Builder and without it being obvious at times he would need to be loyal to the builder. A builders representative's ultimate goal is to sell you a home.
So you wonder, why would I have a buyers agent represent me in a new build? Don't forget that to be represented by a Buyers Agent, someone who is there to look after your best interests is a free service. It costs you nothing.
- The Builder has a large contract, items that need to be defined and maybe some add ons to be billed. Your Buyers agent will help you negotiate that contract so that it works for you, not just for the builder.
- The Buyers Agent will do a comparable marketing analysis for you before you sign to be sure that you are getting a good deal.
- Its a good idea to have someone on your side when negotiating. Your Buyers Agent can very often save you money
- Its good to have someone on your side when it comes time for walkthroughs or when considering a home inspection. - Did you know its a good idea to have a home inspection done on the house, even if its a new build? The home inspector knows the short cuts that can be taken and he is often able to offer insight to things that you would not know about til it comes time to sell the home again.
- Your agent will let you know when payments need to be made, what the next step is.
- If you are ever unsure about something that is happening, you have your personal representative.
- If things start to get tense with the builder, your agent is your front. She/He will be there to fight for your rights and your pocket.
- If this is for free, why would you not be represented?
