Tips For First Time Home Owners

First Time Home Owner Tips

It is such a wonderful experience being a home owner and being able to put your own personality into your property. You get to live the American Dream and thats a wonderful achievement. Congratulations!


As a Real Estate Agent with lots of experience, I have a few great tips for new homeowners that I would like to share with you.

When you become an owner, deal with the minor repairs that you can do straight away. The longer you leave them, the more impact or damage they can make and sometimes it's best just to get the job done. Make that list and get to work on those little items you know about.

Every month set aside a small amount of money in a home maintenance account so that when you need to do repairs, you have some cash to do it. Keep the electrical in good working order, the paint work clean and neat and make sure the gutters, the driveway, pathways and outside walls are pressure washed and cleaned twice a year. The outside appearance of a home says a lot about the inside appearance. 

Check the plumbing for leaks and repair as soon as you see an issue. Don't forget to go into the crawl space regularly and see if you can detect any plumbing issues. Sort them straight away, water issues can be a huge problem if left undetected. Keep an eye on your water bill for any increase in the bill, that can often be your first warning sign.

The smoke detectors need to be checked and be sure the batteries are perfect. That little tip alone can save a life.

If you use gas in your home you should have the line, appliances and fireplace examined to ensure that the gas is not leaking and all are in great working condition. 

When it rains, survey the roof to be sure its not leaking and that the shingles are firm. Check the flashing round the chimney and see that the fascia boards are secure. Roof repairs can be costly, so prevention is better than cure.

Keep the windows functioning with ease and be sure the doors are maintained so that your home is free from breezes and heat. That will keep your electric bill in check.

Maintain your HVAC. Have it serviced regularly. Thats a big cost item to replace and you want it extend its life span as long as possible. It would be a good idea to set a aside a monthly fee for big ticket items in your home that need repairing or replacing in the time you are a home owner.

Get a pest control company in every year or two to inspect for termites and pest control related issues. Termites, if left undetected can be the cause of major damage. Birds and squirrels can also create havoc if there is a gap or hole in the soffit. Your home could be the new pad for rodents and other unwanted guests.

Another word of advice is to find out straight away where the main water shut off valve is for your home. When there is a water emergency, you don't want to be trying to figure out then.

I hope that these tips will free you from any surprise repairs and financial implications. Put up a home maintenance check list and spend an hour each month doing your own home inspection.

Remodel or Move? Pro's and Con's

Should You Remodel or Move?

Have you been sitting on the fence wondering whether you should be remodelling your home or have you been considering a move? It can be a tough decision. If you love your neighborhood and you have good friends, your lifestyle fits the environment you may wish to stay exactly where you are consider remodelling your existing home.



If you remodel your existing home there are some things about the home you need to take into account. If the home has good lines and you can see yourself staying there for a long time, then remodelling could be your perfect option. If there are major items that need remodelling like kitchens and bathrooms, then be very careful to budget with contingencies. If you need to move plumbing and electrical or add plumbing and electrical that is a costly and often one does not know what secondary ramifications may appear once you start the remodel.  

Even when you have a budget in mind, you may even have quotes rarely does the remodel come in close to the budget. Take some time to watch the HGTV shows and see their remodelling jobs. Never once do they do all the remodelling within the budget they allow in the beginning. Often the homeowners have to make a choice between completing an item or settling for second best. More often than not second best is the reality.

Another thing to consider is the financial implications. If you are going to stay and remodel are you going to run the risk of overcapitalizing? If you have a long term plan to stay in the home, maybe that is not important to you however I always like to be realistic - if you have to sell your home quickly for whatever reason, are you going to be able to get your money back - if not, you may want to rethink that option.

Don't underestimate the stress factor. If you remodel while living in the home, that adds a new stress dimension to the project. Families find it very hard and the contractor even with his best intentions will struggle to keep his end of the bargain. Living in constant mess is most traumatic and I would suggest you consider moving into a short term rental while undergoing a major project.

Moving 

  • When you move there are costs of sale - 6% to real estate agents fees and then there are closing costs say 3.5% on your new home, that is just a ball park figure not an exact one.
  • Then you need to consider
      • Moving costs
      • Setting up new utilities
      • Deposits for utilities on new home
  • Cancelling existing services
  • Time
  • Stress Factors
  • Resettling and emotions, particularly with children
  • Some new furnishings  (out with the old, in with the new)

Remodel

  • Gathering quotes for budgeting purposes
  • Contingencies incase there are repair ramifications
  • Contractors - are they reliable?
  • Will the contractor stay within the budget constraints
  • Will it turn out how you expected
  • Will you need to move out temporarily while remodeling
  • Financial implications
  • Stress while remodelling

Contingencies and Your Home Purchase

What Contingencies Can You Put into Your Purchase Contract

What do We Mean By Contingencies?

Contingencies are the conditions in a contract for an unforeseen event or circumstance and the consequence and result if the condition is not met. Lets look at items one could add in to a contract and discuss the results one could expect.



Contingent Upon Selling a Home
When you buy a home, sometimes you may have an existing property you need to sell before you can close on a new purchase. In the contract you would be inserting a clause that says the purchase would be completed contingent on you successfully selling and closing on your existing home at 123 Main Street within 60 days of acceptance of the contract, for instance.

Mortgage Protection
When you purchase a home, you may need a mortgage. You may have a pre-approval letter to say your can purchase a home for xx amount, but you would still want the protection of a mortgage final approval to protect you in your home purchase.

Appraisal Contingency
The mortgage lender may call for an appraisal on the property in order for them to loan you the funds to purchase the property. You would be protected in terms of the Mortgage Protection clause, however, it might be a good idea to have an appraisal contingency to protect you.

Home Inspection
It is always a good idea to have a home inspection done on the property that you are purchasing. If the house looks fantastic it is still not reason enough not to have a Home Inspection. If there are issues found by the Home Inspector, the homeowner has the right to repair and it is a good idea to have the work inspected once its completed. If there are problems with the house, you may not have the option to get out of the contract if the Seller is happy to repair. Please discuss this clause with your agent/attorney and be sure you are happy with the way the contingency clause is written and the consequences of such.

Other Contingencies
There are other reasons to have a contingency clause in the purchase agreement. It could be a particular piece of furniture you want included, or even a specific item you want replaced or repaired on the property you wish to purchase - so be specific when your contract is written about what is really important to you and what the consequence would be if the contingency is not met.

Your Real Estate Agent and Attorney will guide you in this regard and be sure that the contingencies that are important to you are written in to your purchase contract.
