First Time Home Owner Tips
It is such a wonderful experience being a home owner and being able to put your own personality into your property. You get to live the American Dream and thats a wonderful achievement. Congratulations!
As a Real Estate Agent with lots of experience, I have a few great tips for new homeowners that I would like to share with you.
When you become an owner, deal with the minor repairs that you can do straight away. The longer you leave them, the more impact or damage they can make and sometimes it's best just to get the job done. Make that list and get to work on those little items you know about.
Every month set aside a small amount of money in a home maintenance account so that when you need to do repairs, you have some cash to do it. Keep the electrical in good working order, the paint work clean and neat and make sure the gutters, the driveway, pathways and outside walls are pressure washed and cleaned twice a year. The outside appearance of a home says a lot about the inside appearance.
Check the plumbing for leaks and repair as soon as you see an issue. Don't forget to go into the crawl space regularly and see if you can detect any plumbing issues. Sort them straight away, water issues can be a huge problem if left undetected. Keep an eye on your water bill for any increase in the bill, that can often be your first warning sign.
The smoke detectors need to be checked and be sure the batteries are perfect. That little tip alone can save a life.
If you use gas in your home you should have the line, appliances and fireplace examined to ensure that the gas is not leaking and all are in great working condition.
When it rains, survey the roof to be sure its not leaking and that the shingles are firm. Check the flashing round the chimney and see that the fascia boards are secure. Roof repairs can be costly, so prevention is better than cure.
Keep the windows functioning with ease and be sure the doors are maintained so that your home is free from breezes and heat. That will keep your electric bill in check.
Maintain your HVAC. Have it serviced regularly. Thats a big cost item to replace and you want it extend its life span as long as possible. It would be a good idea to set a aside a monthly fee for big ticket items in your home that need repairing or replacing in the time you are a home owner.
Get a pest control company in every year or two to inspect for termites and pest control related issues. Termites, if left undetected can be the cause of major damage. Birds and squirrels can also create havoc if there is a gap or hole in the soffit. Your home could be the new pad for rodents and other unwanted guests.
Another word of advice is to find out straight away where the main water shut off valve is for your home. When there is a water emergency, you don't want to be trying to figure out then.
I hope that these tips will free you from any surprise repairs and financial implications. Put up a home maintenance check list and spend an hour each month doing your own home inspection.
