Your own opinion of the value may be unsubstantiated and it could be detrimental to your financial situation if you had overestimated or underestimated your price point.

Its very stressful if you had not considered the financial aspect thoroughly before making a drastic move that may add pressure to budget.

In order to get a great price for your home be sure to make the best first impression. Make sure that the house looks good and that the minor repairs are done. Give it a fresh coat of paint if it will get you a better price and be sure that it looks clutter free and fresh. At this point if your home is going onto the market it may be a good idea to take a room each week and get rid of the stuff you don't want. Redistribute it to family members or Organizations that can find the right home for those unwanted items.Move excess furnishings into storage and let your home shine.
