Selling Your Home? How Not to Price It!


Asking prices are not the same as selling prices. Selling prices are the closed sale prices and they are used by almost all real estate brokers to help you get the approximate expected selling price for your home using a comparable marketing analysis. Agents are not qualified property valuators, but they can give you a fair idea based on comparisons on what your home may be worth

What Happens When Your Home Is Priced Incorrectly

  • You may be lucky to get buyers in to look at your home
  • Your home could be used by others as a comparison to get another home sold
  • You may have many showings and no offers
  • If you have a family and pets and you have showing appointments, soon you will really dislike having showings if there is no forthcoming offers
  • When the price is over the top, that precious buyer may pass by without even noticing your home
  • If a buyer is interested in your home, the buyers agent will use the very same comparables the Sellers agent used to show that your home is not worth the amount you are asking
  • Once you do get an offer, then you may have to deal with an appraisal that may be less than your asking price
  • If your home is overpriced and you reduce the price then the buyer will only see on the MLS that the house has been on the market a long time and the buyer may wonder what is wrong with the house. It could damage your selling price further than pricing it correctly to start


Often if the house is priced correctly from the beginning

  • The house will probably get a number of showings very quickly
  • The home comparatively priced will cause a lot of interest and may get an offer or several offers
  • With more than one offer you could get more than the asking price
  • Showings are not difficult and may be over and done with sooner than you think
  • Appraisal will more than likely match the recommended selling price
  • You could be moving sooner than you think
